  1. Are we Real Estate Agents or Brokers? No, we are land investors. We own the properties listed on our website and can therefore sell any property directly to you.
  2. Does the property have utilities? Unless indicated in the description, the rural properties we sell do not have utilities. Some may have access to utilities for future development which will also be presented in the description. Vacant land is perfect for alternative power generation and “off-grid” living.
  3. What can I use the property for? Vacant land has many uses including recreation like camping and RV’ing, agricultural like livestock and farming, or investing to build a future home. The actual use for an individual property will depend on the county and zoning which is included in the description. The county zoning departments can answer any specific questions you have about property use.
  4. Is buying land a good investment? Land is something real and tangible and is limited in supply. More and more people are looking for undeveloped land away from the city these days which means it is becoming more valuable. Some of the wealthiest people on earth got their start in real estate and land continues to be a good asset to own and what other investment can you actively use while you own it?
  5. How much are property taxes? We always pay the property taxes when we sell our land. Taxes on vacant land are typically cheap and information on the yearly taxes will be disclosed in all of our listings.
  6. Do I need an attorney or real estate agent? We’ve simplified the buying process with straightforward, easy-to-read contracts so it is unnecessary to hire an attorney or realtor. If you still wish to hire a professional that is perfectly fine, but we have done our best to make the process easy and simple from start to finish so the attorney or realtor are not necessary and can save you money.

If you aren’t completely satisfied with your purchase for any reason with the first 90 days after closing, simply call us, and we will either exchange your parcel for one you like better, or refund your note payments up to that point and take back the deed.   10. How can I buy property with owner financing? We believe in making land ownership possible for anyone. If you can make the initial investment for the down payment and document fee you are already pre-approved for owner financing! We have a simple to use payment portal to setup automatic monthly payments so you can track your balance over time and no early payment penalties!
  11. Can I visit the property before I buy it? Your property isn’t reserved until we receive your down payment. If you like a property and want to visit we we strongly encourage you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. (Remember, your down payment is covered by our 100% Peace-Of-Mind Guarantee.) We will then provide any maps or GPS coordinates for you to visit the property at your own convenience.
  12. What is the process to purchase land from JAME Properties?
    • Select the property you would like to purchase and make the down payment.
    • Once your down payment clears, we will send out your entire land sales agreement package via email using Signnow.com. This packet will include your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you digitally sign the documents we will set you up on automatic payments in our simple to use payment portal (if financing).
    • Once you pay off your note or if you pay cash, we will file the Warranty Deed with the county. The county will then mail you the original recorded deed for your files. It’s that simple.
    • The whole process can take up to two weeks but we will be in contact along the way.
